Belden Updates and Reminders

Hello, Belden!

 

The Board of Directors (BoD) of Belden Maintenance Corporation (BMC) has been working hard this winter and wanted to provide you with some updates and reminders!

 

Updates:

 

Board Resignation:

 

Andy Turko has resigned from his seat on the BoD. He served as the Architectural Review Committee (ARC) Chair and has worked tirelessly to get that group off the ground and running smoothly. His efforts are to be commended and he will be missed. Please thank him for his service when you see him!

The Board is pleased to announce that Sunil Singh will be appointed in Andy's place as he was the next highest "vote-getter" at the August 12th, 2015 meeting. We look forward to working with him!

 

Also, Rob Reichelmann, a member of the ARC, has stepped forward to assume Andy's role as ARC Chair. The BoD looks forward to working with him on all of your improvement projects!

 

From this point forward, please email Rob or Josh (me) any questions you have regarding an approved project or to request approval of a new one.

 

Deed Restrictions Amendments:


The BoD in conjunction with the ARC have been working to amend the language of the Belden Deed Restrictions to fit the needs of our community. Some of the current language is not reflective of that and we'll be asking the community to approve those changes after some face-to-face discussions with you. More on this by June.

 

Road Paving / Potholes:

 

The BoD has had discussions with DelDOT officials and have been assured that they are aware of the potholes and that they are leaning on Handler to remedy the potholes.

 

New Advisory Group:


We are looking for members to help form a new group that will help advise / research and plan with the BoD on ways to improve the Community Parcel on Testeverde Road. The Board Vice President, Gopal Bhagia is going to Chair this group and will be looking forward to your requests to help. You can email him directly by clicking here, if you're interested.

Reminders:


 

ARC Project Requests:

 

If you are planning a home improvement project that will require ARC approval (here is a list of projects that require approval), please submit the proper documentation several (at least two) weeks in advance of contractor scheduling to ensure no changes need to be made or you may incur fines and associated costs.

 

 

Annual Meeting:


The 2nd Annual Meeting of the Belden Maintenance Corporation will be held in mid-August; date TBD. If you wish to run for an office on the BoD, nominations will be accepted at the start of that meeting.

At that meeting we will ask that you:

  • re-elect / elect new Board members.

  • ask questions of the board.

Spring is here! Almost...:

 

That said, please ensure that your properties are maintained in accordance with the Belden Deed Restrictions (BDR); Article 1 Section 15 which states that lawns are “…not to exceed a height of more than six (6) inches or as required by County Ordinance whichever is more strict.”

 

THE BDR are MORE STRICT.

 

The NCC Code Section PM 302. EXTERIOR PROPERTY AREAS, specifies in clause 4.2:

Section PM 302.4.2. Weeds and grass on developed parcels shall be no more than eight (8) inches high; provided, however, with respect to a parcel of land that is larger than one (1) acre and has a building lot coverage of less than five (5) percent, weeds and grass shall be no more than eight (8) inches high within twenty (20) feet of any property line.

The DE State Police have suggested that all neighborhoods begin using the social media safety platform "Nextdoor.com". I'm pleased to announce that Belden has 34 members (including Charlene and me). Take a moment to check it out and sign up by clicking here.

2016 Block Party

YOU ARE INVITED TO THE 6TH ANNUAL BELDEN BLOCK PARTY!


WHEN: Saturday, June 4, 2016 from 5:00 to 9:00pm

WHERE: The recreation area on Testaverde Road

WHAT: A fun evening filled with food and drinks to spend time with your neighbors and get to know our new ones, while the children are entertained with moonbounces, a face painter, dunk tank and more!

 

DETAILS: Each family who attends contributes $20 towards the event to fund the vendors and activities, and brings one food item, which will be assigned via email upon final RSVPs.

 

RSVP: Now that our neighborhood has grown so considerably, it is crucial that RSVPs and payments are received in a timely manner. In order for the preparation, purchases and vendors to go as smoothly as possible, PLEASE e-mail Carrie with your RSVP atcarolyncalvey@mac.com and submit your payment of $20 if you plan to attend by MAY 20th.

Be on the lookout...

On Saturday, April 9th, during the early hours of the morning two teenage boys in a White Chevrolet Silverado (pick-up truck) were attempting to enter the Private Open Space that is owned and maintained by the Belden Maintenance Corporation.

 

The vehicle became stuck in the mud and this caused them to attempt to force it to become "unstuck" thus alerting many neighbors. Thank you to neighbors Jeff Anderson, whom communicated the situation to police and to Curt McMullen whom brought it to Board Member Josh Farside's attention. Josh Farside had a conversation with the police officer in charge.

 

Below is a "transcript" of the discussion:

 

Cpl. Weglarz informed me that the two teenage boys were looking for a "path". He (Cpl. W) also informed me that there is minimal damage to the ground and that the teenage boys would return to repair anything if we (BMC) deem it necessary. Cpl. W intimated that there was a small rut made by the tires but that it was mostly mud and leaves. He also gave me the case # (32-16-032696) and has said that a Crime Prevention Check (CPC) is going to be filed. He did not believe that there was enough at the scene to charge the boys formally. A CPC is just a record of what happened and a document that can be used if the boys return to the scene or the area, for any reason...and it is not a document that contains any details of charges filed as there were none. Cpl. W informed me that he instructed the boys to never come to this area again, and if they do and it is reported than more serious charges will be filed. He also informed me that the boys' overall demeanor was good and that they were apologetic about the situation. 

 

 

 

Everything has been documented so that if we do see them again, we can call NCC Police and they will file charges.

We're restructuring the names of some things!

After some discussion at a recent Belden Maintenance Corporation Board of Directors meeting, it was decided that the term "Committee" should be dropped in favor of "Advisory Group".

 

However, the ARC will remain as a "Committee".
